Rules of Coexistence and Operation Miramar Apartamentos – Your Temporary Home on the Coast

Dear Guests,

Welcome to Miramar Apartamentos! To ensure a pleasant and respectful stay for everyone, both within your apartment and in the common areas, we kindly ask you to read and follow these simple rules.

1. Check-in and Check-out Times

  • Check-out Time: The latest time for checking out of the apartment and returning the keys is 11:00 AM. We appreciate your punctuality so that we can prepare the apartment for the next guests.

    • Late Check-out Option: If you need a later check-out, please consult us in advance. It will be subject to availability and may incur an additional charge. 
  • Check-in time: Our apartments are usually ready between 1:00 PM and 4:00 PM. If you arrive and your apartment is already available, you are welcome to check in earlier. However, our official check-in time is from 4:00 PM onwards.

2. Respect and Coexistence (Your Rest and Everyone’s is a Priority!)

  • Quiet Hours: To ensure everyone’s rest, we kindly ask you to maintain silence or a very low volume in the apartments and common areas between 10:00 PM and 10:00 AM. Please avoid loud noises, loud music, or elevated conversations during these hours.
  • Moderate Volume: During the day, please keep the volume of televisions, music, and conversations moderate, especially on terraces and balconies, so as not to disturb neighbors.

  • Common Areas: Please use common areas (hallways, stairs, [if there’s a pool, garden, etc.]) responsibly and without causing disturbances. Running or noisy games are not permitted in the hallways.
  • Parties and Events: Parties, events, or noisy gatherings that may disturb the tranquility of other guests are not allowed.
  • Visitors: If you receive visitors, please ensure that they also know and respect these rules of coexistence, especially regarding noise and the use of facilities.

3. Care of the Apartment and Facilities

  • Cleanliness and Order: We appreciate you keeping the apartment clean and tidy during your stay. Upon departure, please leave the apartment in a reasonable state of cleanliness.
  • Waste Management: Please deposit trash in the corresponding outdoor containers. Kindly inquire about schedules and recycling points if you wish to cooperate. Do not leave trash bags inside the apartment or in common areas.
  • Responsible Use of Resources: Please make responsible use of water and electricity (e.g., turn off lights and air conditioning/heating when leaving the apartment).
  • Furniture: Please do not rearrange the furniture or remove items from the apartment.

4. Security and Responsibility

  • Doors and Windows: Always lock the apartment door and windows when you leave, especially at night or when you will be away for several hours.
  • Valuables: The complex is not responsible for the loss or theft of personal belongings inside or outside the apartment. We recommend storing your valuables securely.
  • Damages: Any damage or breakage caused in the apartment or common facilities due to improper use or negligence will be the guest’s responsibility and its cost will be assessed for coverage.

5. Specific Rules

  • Pets: Pets are welcome! To ensure coexistence and the well-being of everyone, please follow these rules:

    • One pet per apartment will be allowed, provided it weighs less than 10 kg and is not considered a dangerous breed or poses a potential danger.
    • The pet must respect the apartment’s furniture, common areas, and other tenants. In case of serious non-compliance with this rule, the pet (and by extension the lodging) may have to leave the complex.
    • It is strongly recommended that pets remain on a leash while in the common areas of the premises.
  • Smoking: Smoking is strictly prohibited inside the apartments and in covered common areas. You may smoke on balconies or terraces, always respecting neighbors and using ashtrays.

7. Cancellation Policy

To avoid misunderstandings, we kindly ask you to read our cancellation policy carefully.

  • Early Cancellation (more than 30 days): If you cancel or modify your reservation more than 30 days prior to the arrival date, your deposit will be refunded.
  • Medium-Term Cancellation (between 8 and 30 days): If you cancel or modify your reservation between 8 and 30 days prior to the arrival date, a 25% charge of the total stay will apply. If the reservation is for a single night, the cost will be 50% of the total amount.
  • Late Cancellation (between 1 and 7 days): If you cancel or modify your reservation between 1 and 7 days prior to the arrival date, a 50% charge of the total stay will apply. If the reservation is for a single night, the full cost of the stay will be charged.
  • Same-Day Cancellation or No-Show: If you cancel on the day of arrival or do not show up (no-show), the full amount of the reserved stay will be charged.
  • Payment of Stay: Once at the accommodation, the total amount of the reserved stay must be paid. Cancellation, either total or partial, is not permitted once the stay has begun.
  • Pets and Behavior: In the event that your pet disturbs other guests, we reserve the right to request that the pet leaves the accommodation. In this case, the cancellation policy will apply as if the reservation had been canceled by the guest; that is, the full amount of the reserved stay would have to be paid.
